I started the week off with a sale in South Coconut Grove. 3979 Frantz Road closed at $418/SF for this 1926 Old Spanish estate in the sought after Coconut Grove community. This was a complicated sale as the property was contingent upon the sale of the buyer’s home which was not on the market nor under contract so we worked through this piece. Because I understand the market so intimately I knew their home would sell quickly providing much reassurance to my seller to accept such a contingency which was an essential key in making this property sell. Besides the normal inspection contingency we also had some challenging bank requests to overcome which were not very commonplace to say the least. So between accommodating the bank’s requests, ensuring expired permits were closed and accommodating the buyer’s property contingency up until a week or so before closing, we had to work through all the challenges which were successfully rectified in order to close! And in this transaction, my seller resides out of town so the visits to accommodate both parties were weekly. But with my experience as a top producer in this category and very strong working relationship with buyer’s agent Ben Moss who also works at One Sotheby’s in my same office, we were able to overcome hurdles and negotiate this sale smoothly and successfully close it as a team.
